Preconstruction + Consulting
The most important decisions happen before construction begins.
Preconstruction can be part of a full Pardo Build project or offered as a standalone consulting service. We work with homeowners and design teams early in the process to establish realistic budgets, review drawings and assemblies, evaluate constructability, develop scopes of work, identify potential issues, and coordinate important decisions before they reach the field.
A client may come to us with an architect and project team already in place, or we can help assemble the right architects, engineers, energy consultants, and other specialists for the project.
The earlier the owner, builder, architect, engineers, and consultants can work together, the better.
Early collaboration allows design, performance, budget, and constructability to develop together rather than being addressed separately later.
Construction Management
Good construction requires good coordination.
We manage projects with an emphasis on quality, communication, transparency, and accountability.
Construction management includes estimating, contracts, scheduling, procurement, subcontractor coordination, documentation, and day-to-day management of the work in the field. We work closely with clients and the design team so that scope, costs, responsibilities, decisions, and next steps stay clear throughout the project.
Our role is both technical and organizational: anticipating what is coming, resolving questions before they become problems, and making sure decisions made during design and preconstruction carry through into the finished building.
Building Enclosures
We have particular expertise in high-performance building enclosures, including wall and roof assemblies, air sealing, insulation, moisture management, rainscreens, and high-performance window and door detailing and installation.
Our approach is informed by building science and an understanding of how individual materials and details work together as a complete system.
Carpentry + Architectural Millwork
Pardo Build’s background in woodworking and architectural millwork informs both the technical and aesthetic side of our work.
From framing and exterior detailing to architectural millwork and finish work, we bring an understanding of materials, fabrication, and detailing to the broader construction process.
Our Materials
We select materials based on the needs of the building, the assembly, and the goals of the project rather than relying on one prescribed system.
We favor durable, healthy materials and assemblies, with attention to moisture management, vapor-open construction where appropriate, long service life, repairability, and environmental impact.
Our Process
1. Initial Conversation
We start by learning about the project: the site, goals, design status, budget, schedule, performance expectations, and the team already involved.
5. Completion
We work through final details, testing and commissioning where applicable, punch list items, documentation, and closeout.
We work through drawings, assemblies, scope, budget, schedule, procurement, and coordination with the design and consulting team before construction begins.
2. Preconstruction
We establish responsibilities, coordinate trades and materials, develop the schedule, and work through important decisions before they become urgent in the field. Clear communication and transparency are central throughout this phase.
3. Planning + Coordination
We manage the work on site while maintaining close communication with the client and project team. This includes coordinating trades, consultants, inspections, materials, sequencing, technical details, and quality control.
